Historic Armada House to Reopen as 13,000 sq ft Creative Workspace in Bristol’s Old City

One of the Old City’s landmark Edwardian properties is set for a new chapter this November, as Grade II-listed Armada House reopens following a comprehensive 13,000-square-foot transformation.

Originally constructed in 1903 as the headquarters for the Bristol Water Works Company, the Telephone Avenue site off Baldwin Street is being converted into a multi-use enterprise hub by workspace operator Patch.

The renovation balances modern workspace design with the preservation of key architectural heritage, restoring original parquet flooring and sash windows alongside contemporary private studios, flexible desks, and a top-floor members’ lounge with an outdoor terrace.

High-Profile Backing and B Corp Focus

The project is backed by high-profile venture investors, including JamJar Investments—the venture fund established by the founders of Innocent Drinks—alongside consumer investment firm Active Partners and Entrepreneur First co-founder Matt Clifford CBE.

Operating as a Certified B Corp, the venue will house “The B-Hive,” a dedicated boardroom and convening space aimed at Bristol’s ecosystem of social enterprises, tech startups, and purpose-led businesses.

Freddie Fforde, founder and chief executive of Patch, highlighted Bristol’s commercial and cultural landscape as a natural fit:

Creative Direction by Turner Prize Co-Founder

The building’s creative direction and interior concept have been overseen by Paloma Strelitz, Patch’s Head of Product and former co-founder of the Turner Prize-winning architecture and design collective Assemble.

“Bristol has an extraordinary crossover between entrepreneurship, creativity, and culture,” Strelitz said. “Some of the most interesting ideas emerge when people from different worlds connect, and creating spaces where those dots join will unlock fresh opportunities in the heart of the city.”

Beyond day-to-day office facilities, Armada House is scheduled to host public talks, workshops, and industry showcases when doors open in November 2026.
